McCormick Ranch
McCormick Ranch is one of the oldest established communities in Arizona. Developed in 1972, and encompassing 5 square miles in Scottsdale, the community of McCormick Ranch can be found from Shea Boulevard south, to Indian Bend Road, and just west of the 101 freeway. This community of 25,000 residents lives in a variety of homes from patio homes and luxury townhomes, to golf course condos and lakefront homes.
McCormick Ranch has 50 different subdivisions. Heritage Village (built by Golden Heritage) is one example of a popular subdivision, with both single family and patio homes, divided amongst three phases. Heritage 1 homes are single family homes with a 7,000 square foot limit, and were built in 1980-2000, while Heritage 2 and Heritage 3 contain patio and townhomes. These homes average in the low 1900 square feet, are all single level, and all have access to community pools and spas.
Another subdivision is Playa Del Sur, built by Camelot (Hancock) which contains 98 homes, constructed between 1980 and 1988. The homes in Playa Del Sur average around 2800 square feet, and this subdivision is surrounded by miles of greenbelt pathways. Nearby Paradise Park Trails is one of the largest subdivisions in McCormick Ranch, with over 275 single story homes (with a range of 1700-5800 square feet) built primarily in the 1970s but with some homes constructed as recently as 2004. This subdivision contains homes from multiple builders, including Cavalier, Camelot (Hancock), Tarantini, Gateway and Golden Heritage.
The McCormick Ranch Home Owners Association’s annual Planned Area Development Fee is minimal in comparison to other communities, and the fee covers landscaping, as well as the clubhouse, pool and tennis amenities. Some subdivisions may have an additional HOA fee. McCormick Ranch has 2 championship 18-hole golf courses, as well as several other courses throughout and nearby.
Fitness enthusiasts will also enjoy the 25 miles of green-lined walking paths that wind through McCormick Ranch. Shopping and entertainment options are convenient thanks to shopping centers such as The Pavilions at Talking Stick and the Scottsdale Fashion Square Mall.
The Scottsdale School District serves family-friendly McCormick Ranch, including Cochise and Kiva Elementary Schools, Mohave and Cocopah Middle Schools, as well as Chaparral and Saguaro High Schools. Finally, this beautifual community is located just 20 minutes from Sky Harbor Airport and is less than a 30-minute drive from downtown Phoenix.
